Role of construction managers in improving productivity


Productivity control is the primary function of the construction manager employing the resources. The planning cell assists the construction manager in exercising productivity control.
The construction manager can play the most vital role in exercising resources productivity control by ensuring  the following:

Setting Targets and Monitoring Performance by Ensuring that

1.     Supervisors participate in setting future weekly targets, understand the method of their accomplishment and know the resources standards specified for achieving these targets.

2.     All workers know their job-oriented productivity standards and the connected incentive schemes.

3.     Supervisors prepare and conduct briefings to workers a day prior to the day of starting the activity.

4.     The project planning team is effectively monitoring the performance of resources, and is getting cooperation from all concerned.

Providing Resources Support by Ensuring that

1.     Materials in right quantity and quality from the right source are ordered and their supply is closely followed up so that the materials are delivered to the sites at the right time. In case of anticipated delays in deliveries, the work plans are rescheduled well in time, and all concerned are informed accordingly.

2.     The suitable manpower is identified in time, and it possesses the right skills and experience needed to perform the job.

3.     The type and capacity of equipment and  tools provided at the work site can perform the task assigned, that the equipment operators posses the necessary skill, that there is necessary maintenance support and that preventive maintenance is carried out.

Communicating Feedback by Ensuring that

1.     Each week he meets the supervisors to review the actual progress with targets, and analyzes the causes for changes from planned progress and standards.

2.     Each week after the review meeting, he verbally communicates information on the performance to each supervisor.

3.     Each week, every supervisor knows the job progress of the previous week, the resources productivity he achieved, the causes for changes in productivity and the expected target and productivity for the current week.

Motivating the Work Force by Ensuring that

1.     The personal policies are well formulated and properly implemented so that workers get what they are  assured according to the terms and conditions of their employment. In particular, ensure that their salaries and wages are given on time.

2.     Safety rules and security measures formulated are properly enforced, so as to prevent accident and pilferage.

3.     Workers are protected against adverse weather conditions and environmental health hazards, so as to minimize the health risks.

4.     The performance of supervisors who perform well is acknowledged.

5.     The engineers, supervisors and workers feel they are making a valuable contribution.

6.     Good performance is rewarded by providing non-monetary recognition, giving monetary benefits through job-related incentive schemes and other morale raising and work motivating measures.
