The period which the resident
engineer with a team of assistance supervise the possibilities of defects in
the work is called “Defects Liability Period”.
Advantages of this defects to
owner:
In this contractor shall
promptly i) remove from site may materials which in opinion of the Engineer and
shall replace them with proper and suitable materials. ii) replace and
re-execute his own work, which is condemned by the Engineer and work of order
contractors which is damaged by such removal or replacement of the risk and
expense.
In this way, defects in the
work is removed giving rise the better advantage to the owner.

A Measurement Book where the
detailed measurement of certain items of works of building is recorded
correctly in ink on the completion of the construction and accuracy of which is
certified by an Assistant Engineer.is known as the S.M.B. The use of this book
is that, the book itself is mentioned as record, to facilities the preparation
of estimates for periodical repairs and their execution.
S.M.B.is thus important and
mainly used for annual repair and maintenance works and bills are prepared and
payments to the contractors are made on the basis in the standard measurement
book.

Deposit.
The contractor is required to
deposit with the owner a sum stated as a percentage of the cost of work to safe
guard the interest of the owner in the event of improper performance of the
contract. This sum to be deposited by contractor with owner is called Security
Deposit.
Under
what conditions Time Extension in Time Limit can be given to the contractor
when work is delayed.
This clause should specify the time-limit
with in which the payment is to be made and the mode of payment. It should also
stats the action to be taken in this event-the contractor fails to comply with
clause.
Conditions time extension in
time limit to be given to contractor are as follows.
If the contractor be delayed at
any time in the progress of the work by an act or omission of the owner or
Engineer or by acts of God or by acts of the government or by hostile acts of
enemies or by fire, unusual delay in transportation or unavoidable casualties
or any causes beyond the control of the contractor than times of completion
shall be extended by such reasonable time as the Engineer may decide.
